Pre-Drywall Meeting and Good News!!

Several things...

1) We had our pre-drywall walk through. Everything looks great. Our project manager is estimating the house will be done the first week in October. Our Loan Officer is thinking we'll have an October 8th closing date. Fingers crossed!

2) My Father-In-Law came with us for the walk through - just an extra set of eyes and he's familiar with building codes and whatnot. He was impressed! In fact, he said that our house is built better than our friends house that was built last year by a different builder. Their house is almost 1,000 sq ft smaller than ours and they paid the same price we're paying for ours. It makes me that much more confident in our decision to build our house through Ryan.

3) We got a little surprise with our front porch lighting. Instead of just having the 1 light by the door - there are 2 lights in the ceiling of our porch! I love it!

4) We spoke with our loan officer today and locked in our interest rate at 4%!!!!!!!!!!!!!!!! I am so psyched! We need less $$ than we expected for our closing costs AND our monthly payment is going to be $60 less per month than we originally thought!! (And that is with adding the $14,000 morning room!!!!!) I am so excited right now. We are only paying approx. $700 more a month for this new house that is 1500sq ft bigger that our current house. I am so thrilled, we got such a good deal, we're under my target monthly payment - I feel really fortunate!

  1. Don't think I saw it anywhere in your posts. Did you have a meeting with Guardian for security and other additional wiring? If you did, what options did you select. Were these already done when you had your pre-drywall walk through?

  2. No, we didn't have a meeting with Guardian. Some company called us about that, not sure if it was Guardian or not, but we didn't want that stuff. My father-in-law is an electrician so we can get everything Guardian does...for free!

  3. What great news! That's awesome that you were able to lock in at such a low rate. That's the only part of this whole process I wish was different. We can't lock in until December, and although I know things won't change drastically before then, every tenth of a percent means something different in the monthly payment! I'm so happy for you. It is so reassuring to hear about others' sucesses with Ryan - makes me think we made the right choice :)

  4. BD - I just wanted to follow up about Guardian. We just got a notice in the mail from them about installing a home security system. Which we are seriously considering. But that is the only thing they offered us!

  5. Interesting that is the only thing they offered. Maybe Ryan Homes uses someone else in your area to do all the pre-wire stuff like cable, internet, and phone

  6. I know someone else called us about wiring stereo systems or something, but we weren't really interested in that. I honestly don't even know if it was the same company or not.

  7. BD, we met with Guardian. They haven't broke ground yet, but I think they did tell us the work would be done before the pre-dry wall meeting along with any additional electrical work. The only thing we're getting from them are extra phone, cable, and CAT-5 lines, but they also offered a security system, central vac system, surround sound, and intercoms.
